Seminole sits in the middle of Pinellas County, a short drive north of St. Petersburg. Census figures put 6,919 of its 10,998 homes in the years from 1960 to 1989. The median home here went up in 1979, and almost a third of residents are 65 or older. Homes of that age tend to need the same things: tile repair, door work, drywall patching and paint.

Seminole was incorporated in November 1970, the last city in Pinellas County to do it. Most of its housing went up in the same stretch. Of the 10,998 housing units in town, 4,364 are single family detached and 627 are attached. Another 1,510 are manufactured homes, close to one in seven.
Concrete block is common in Florida houses of that age, and that changes how a job starts. Tile goes over block or over cement board, not over a stud wall you can open in ten minutes. Hanging a heavy mirror or a grab bar means a masonry anchor. The work is not hard, but it is slower than a frame house, and a price should say so.
Old floors come up a lot too. Carpet comes up and what is under it decides the next step. We handle the prep, then new flooring goes down flat and straight. Wall damage from an old leak gets drywall repair and texture that matches the rest of the room.
About 4,500 of Seminole's homes sit in buildings with two or more units. Another 1,041 are held for seasonal or occasional use. Condo bathrooms tend to be small and boxed in, and the layout usually stays where it is. The work happens inside the same four walls.
A full bathroom remodel starts with tear out, then waterproofing, then tile. We build tile showers with large format porcelain on the walls, a built in niche, and a small tile floor. An uncoupling and waterproofing membrane goes down before the floor tile. Vanities, cabinets, mirrors, lights, trim, doors and paint finish the room. When only the shower is dated, a tiled walk in shower can go in where the tub was.
Kitchens follow the same pattern inside the existing kitchen. Cabinets, countertop installation, a tile backsplash, flooring, paint and trim. Small galley kitchens from the 1970s gain the most from new cabinets and a lighter counter.
The city reports that about 11 percent of Seminole properties sit in the 100 year floodplain. Its flood page names Long Bayou, Cross Bayou and Lake Seminole as the water that rises. The city lists its elevation at 36 feet.
Florida's substantial improvement rule matters if your address is in that zone. The city's flood page sets the bar at half the market value of the structure. Work that reaches it has to meet the same rules as new building. That call belongs to the city or the county. Confirm your address with the Building Department before a large remodel.
Hurricane Helene came ashore on September 26, 2024, and Hurricane Milton followed 13 days later. FEMA was still reporting recovery work across Florida a year on. Inside a house that work looks ordinary: drywall replaced, floors put back, a bathroom rebuilt from the framing out. We do that side of it, and we walk through the rest when we look at the job.
Seminole City Center is the middle of town. Its first phase opened in 1965 as Seminole Mall. The old mall came down starting in 2015. The 40 acre center opened in 2017 with more than 30 storefronts. City parks sit close by. Lake Seminole Park is on Park Boulevard and Boca Ciega Millennium Park is off 74th Avenue.
The city itself is small, 5.63 square miles and about 19,300 people. A much larger area outside those lines still carries a Seminole mailing address. Pinellas County calls that unincorporated, meaning property not within city limits. The county lists Seminole, Bardmoor, Bay Pines and Ridgecrest among those communities.
The line matters for paperwork. Inside the city, the Community Development and Building Department on 113th Street covers permits. Outside it, Pinellas County Building and Development Review Services on Court Street in Clearwater does. Your address decides which one, and we go over that when we look at the job.
