Tierra Verde is a group of small barrier islands in unincorporated Pinellas County. The homes are newer than most of St. Petersburg, but they are not new. Census figures put about 41 percent of the housing units in the 1980s, with more than half built by 1989. A bathroom from that era is right on schedule for a rebuild.

The island has two kinds of home in almost equal measure. Census counts show 1,047 single family detached houses, about 43 percent of the housing units. Another 976 units, roughly 40 percent, sit in buildings with two or more units. A further 396 are attached single units, the townhome and villa style.
Salt air and humidity drive most of the repair list here. Doors swell and stop latching, and hinges and hardware give out early. Drywall cracks open at the corners of the ceiling, and old paint chalks on the walls facing the water. Small jobs like these are the reason the company started, and we still take them.
We hang interior and exterior doors, patch and texture walls, repaint rooms and set tile. We mount what needs mounting and swap out worn hardware. For an owner getting a Tierra Verde condo ready to list, that punch list is often the whole job.
Tierra Verde filled in late compared with the rest of Pinellas County. Census figures show no housing unit on the island built before 1950. The 1980s were the big decade, with 992 units, close to 41 percent of the total. Another 588 went up in the 1990s.
A bathroom from 1985 often still has its first shower. That usually means a fiberglass surround or small square tile over an old mortar bed. We take the room back, lay an uncoupling and waterproofing membrane, and set new tile. Large format porcelain goes on the walls, with a built in niche for bottles.
A walk in tile shower where the tub used to be is the job people ask for most. Kitchens of the same age get cabinets, a countertop, a tile backsplash, flooring and paint. We work inside the room you already have, so the layout stays put and the walls stay where they are.
Hurricane Helene crossed Pinellas County in late September 2024, and Hurricane Milton followed in October. Tierra Verde sat inside the boil water notice that came after Helene, along with St. Pete Beach and Treasure Island. Pinellas County then ran a substantial damage program for homes hit by Debby, Helene and Milton.
The inside finish work is the part we do. Drywall goes back up and gets textured, new floors get laid, doors get rehung and rooms get painted. A flooded bathroom usually comes back as a remodel rather than a patch.
Tierra Verde sits in unincorporated Pinellas County, so the county handles building permits here. Pinellas County Building and Development Review Services works out of 440 Court Street in Clearwater. The county says a home counts as substantially damaged when repair costs reach 49 percent or more of the structure value without the land. It also tells owners to get a permit before repairs start, so confirm your own address with the county.
Everything runs out of our St. Petersburg base, and we come to you. A 2009 Florida Senate bill describes Tierra Verde as small barrier islands served by a single two lane bridge from St. Petersburg. That bridge is the Pinellas Bayway, and it is the way we get here. Fort De Soto Park sits at the far end at 3500 Pinellas Bayway South.
The same bill notes that most residents live inside the deed restricted Tierra Verde Community Association. Its designated neighborhoods are Entrada, Monte Cristo, Pinellas Bayway, Sands Point, East Shore and West Shore. Your association or condo board may set rules for work hours, elevators and dumpsters. Check with the board before we schedule.
